Our Transparent Payment Process
To maintain a secure and legally compliant booking process under German law (WoVermittG), we split our fees into two distinct categories: a small administrative retainer and a fully protected success fee held in an independent escrow account.
1. The Onboarding Retainer (Non-Refundable)
- What it covers: Document translation, application portfolio optimization (Bewerbungsmappe), and active apartment scouting.
- When it is paid: Directly upon signing our Search Agreement (Suchauftrag).
- Refund policy: This fee covers initial administrative labor and is non-refundable, regardless of whether a lease is finalized.
2. The Success Fee (Escrow Protected)
- What it covers: The final successful matching and mediation of your new apartment lease.
- The Legal Cap: Our success fee never exceeds the German statutory limit of two months of "cold rent" (Nettokaltmiete) plus VAT.
How it works (Step-by-Step)
- Deposit: Before we begin scouting properties, you deposit the success fee into a secure, neutral, third-party European escrow account on mangopay.com.
- Protection: This money does not belong to us during the search; it is safely held by the regulated escrow bank.
- The Trigger: The moment you and the landlord successfully sign the final rental contract, we upload the signed lease to the escrow platform.
- Payout: The presentation of the signed lease automatically releases the escrow funds directly to our business account.
3. Our 100% Zero-Risk Refund Guarantee
If our agreed search window closes and we are unable to secure a signed rental contract for an apartment, you receive a 100% refund of your success fee. The escrow provider will instantly reverse the deposit and transfer the funds back to your original bank account automatically.
After Signing
After you sign your lease, the landlord is your contractual partner. We remain available throughout your tenancy: if something does not work, is broken, or you need help dealing with the landlord, just give us a call. We would be pleased to help.
